Premiant Development, LLC (“Premiant”) is a 100% woman-owned developer, concentrating in mixed-use projects in metro-New York and metro-Los Angeles.
Premiant focuses on identifying, developing, and operating mixed-use (and mixed-income residential) properties in both familiar/established and evolving neighborhoods. Premiant’s goal through its chosen projects is to help foster a clear sense of community as well as a diverse socio-economic base in each neighborhood in which it participates.
Premiant strategically partners with like-minded socially-responsible developers and others to position each project such that it has the greatest positive impact on immediate community and city beyond. Additionally, and drawing on its diverse competencies, Premiant actively works with its partner developers and stakeholders during the project planning, design, and structuring stages to reduce investment risk while enhancing economic performance; it does this via rigorous due-diligence, which includes a comprehensive review of community needs/desires and potential impacts, economic feasibility analyses, in-depth reviews of environmental issues, and construction engineering.
Pamela Mikus, President and Founder of Premiant, has an extensive real estate background, with two decades of direct development experience totaling approximately $750M of project value in both in New York and Los Angeles marketplaces.
Additionally, Pam has extensive experience with local public review processes, having served as the primary person responsible for securing all local approvals for every project within the $750M project value.
Pam has relationships with many lenders and financial institutions, including Citibank, Chase, WNC and Wells Fargo.
Philanthropy
Pam started Premiant as a way to combine her passion for real estate and education. As such, Premiant donates a percentage of its developer fee to college students of low-income families to help defray their cost of higher education. Pam was a direct recipient of such assistance, contributed by a cadre of strangers, during her advanced education.
Background
Prior to starting Premiant, Pam served as Executive Vice President of Development at The Richman Group (“Richman”) in both New York and Los Angeles, a firm that consistently ranks among the nation’s top 10 multi-family residential owners. At Richman, Pam initiated, and then served as the lead project manager for, numerous projects including rehabilitations and mixed-use projects, where she demonstrated her ability to vision, imagine the change, and make it happen. Prior to working at The Richman Group, Pam was Project Manager at New York City Economic Development Corporation.
Pam’s breadth of experience spans across acquisition, entitling, designing, building, and stabilizing nearly 5,000 residential units and nearly 400,000 SF of commercial space. Pam has negotiated numerous commercial leases and tenant improvement contributions for such tenants as Duane Reade, Chase Bank, Starbucks, various parking operators, a daycare operator and NY Sports Club.
Pam holds two Bachelor degrees from Boston University and a Master of Regional Planning degree from Cornell University.
Pam is currently Chair of the Dean’s Advisory Council for the Cornell School of Architecture, Art and Planning.
